  • How long does driveway or parking lot sealcoating take to dry?

    It depends on the temperature, humidity, and UV index. In most cases, you can walk on your pavement within 4 to 8 hours and open it to auto traffic within 24 to 48 hours after seal coating.

  • What happens if it starts to rain?

    When scheduling services in advance, we cannot guarantee the future weather will always cooperate. The final decision will be made on the day of the scheduled service. Our sealer has fast drying additives which assist in the curing time. As long as the sealer is dry to the touch, rain will not affect the finished product.

  • How should I prepare for my service?

    Upon accepting your quote, there are a few things to remember prior to the date of service:

    Please remove all vehicles from driveway and inside garages.

    Sprinklers should be off 24 hours prior to service and 48 hours after service.

    We will also remind you on the day of service.

  • When is it too cold to sealcoat?

    Sealcoating must be performed when the overnight temperature is above 50 degrees.

  • Will seal coating fix my cracks?

    No, seal coating will not fix cracks in the asphalt. You will need to have a crack filling service done prior to seal coating to ensure a watertight seam and prevent the cracks from growing.

  • Does sealcoating prevent me from having oil stains on my driveway or parking lot?

    No, sealcoating does not prevent from oil stains from showing up on your driveway or parking lot, because oil is petroleum based and will eat through the sealcoat base.
